K.S. Vidyanadam and others v. Vairavan, AIR 1997 SC 1751 the apex Court, while dealing with Section 20 of the Specific Relief Act (47 of 1963), held that when there was total inaction on the part of the purchaser in violation of the terms and conditions of the agreement, the delay coupled with substantial rise in the prices of properties, it would be inequitable to grant relief of specific performance to the purchaser.
